About the Building

Designed by Buchman & Deisler as a store, this 170-foot, 12-story office building was completed in 1898. It is clad in limestone. It has a 2-story base with rusticated piers and segmental-arched windows on the outer bays of the 2nd-floor. There is a total of six bays of double windows. Above a dentiled stone cornice, the 3rd-floor is transitional, also with rusticated piers. The 4th floor has stone balconies with balustrades, supported by scrolled brackets, and projecting forward over the center four bays. The center windows of the 5th-floor have segmental-arched windows with large scrolled keystones.

Large cartouches top the outer bays of the 9th floor, with the 10th-floor windows above framed by columns supporting pediments. Large fluted columns on this floor separate the central windows. The building is crowned by a green copper roof cornice with paired brackets and modillions. The ground floor is occupied by Sunglass Hut and Desigual (Barcelona‑based clothing chain). The building once contained the Museum of Comic and Cartoon Art.

On the Crosby Street side, the facade is clad in brown brick with rustications on the first three floors, and divided into two halves of five bays each. The bottom two floors have metal pilasters separating the bays, fluted on the 2nd floor. Some original ornament on the spandrel panels has been removed. The ground floor on this side is occupied by Housing Works.

This building recently underwent major renovations with a beautifully renovated lobby at the forefront of the project. The beautiful new lobby features a sculptural aluminum-dropped ceiling, Canadian maple wall panels, terrazzo flooring and a stone base.

Other renovations include an updated building core and new windows, all of which beautifully complement the building’s overall design. The stunning windows provide abundant natural light on all floors while also allowing for views of the surrounding neighborhood.

Tenants have access to the building 24 hours per day, seven days per week. On-site management offers convenience to tenants and quick solutions to any issues that may arise.

594 Broadway features four passenger elevators: two elevators serve floors 2 through 7; the other two serve floors 7 through 12. Dedicated freight elevators serve the building’s tenants and aids in the transport of goods and merchandise.

The building’s exterior features an ornate stone facade with extensive detailing throughout. Decorative railings and columns adorn the building’s facade, offering visual interest.

A lobby attendant is always readily available to assist building guests and employees. Time Warner Cable LLC, MegaPath Corporation, and Verizon New York Inc. are a few of the Internet providers that service this property.
